Home renovation and extension FAQs

Can you quote on a project that my architect or designer has drawn up plans for?

We sure can. The plans provided by an architect or designer will include all the main specs of a build.

Do you provide a fixed price contract?

Yes. We only work with fixed price contracts for our Sunshine Coast home renovations. If there are any surprises along the way, we talk them through with you and do our best to find a resolution.

Do you provide a guarantee or warranty?

Farmer Constructions is QBCC licensed which provides reassurance and confidence that any issues will be rectified.

Structural Defective Work: The owner can submit a complaint within 6 years and 6 months from when the work is completed and within 12 months of noticing the defect.

Non-structural Defective Work: As contractors, we may provide a 6 or 12-month statutory warranty from the date of practical completion for non-structural defects. Typically, this is part of the contract conditions for construction. If the owner notices a defect within the warranty period, they can request (in writing) that the defect be fixed. The owner can also submit a complaint to the QBCC no later than 12 months from noticing the defect.

How does Home Warranty Insurance work?

Insurance for all of our home improvement projects is arranged through the relevant statutory body, the QBCC. It is required for all contracts valued at over $3,300. For full details, check out About home warranty insurance. We also have builder’s insurance that covers us while we are working on site.

Will you take care of all the council approvals and inspections?

Clients often tell us this can be the most stressful aspect of a renovation. The good news is that we have a certifier and can take care of all the council approvals and inspections on your behalf.

Can I live in my home while it is being renovated?

This depends on the nature and the scope of the renovation. Sometimes, it’s not safe for you to live in the house while the work is underway. For other renovations, you can live in the home at the same time. We will talk this through with you at the quoting stage.

What do PC/PS items mean?

Prime cost (PC item) – these are where we estimate the price at the time of quote, then once you select the fitting you are after, the final figure is adjusted with a variation (-/+).

Provision Sum (PS item) – A provisional sum is an amount of money included in the contract sum to cover work or materials, or both, the extent of which cannot be specifically detailed when entering a contract.
